1. Non-friable vs friable asbestos
Non-friable (bonded) asbestos — fibro sheeting, cement cladding, eaves, corrugated roof sheets — is solid material where the fibres are locked into cement. This is what we're licensed for in NSW under a SafeWork NSW Class B licence, and it is the cheaper category to remove because the control measures are less intensive.
Friable asbestos — pipe lagging, loose-fill insulation, damaged and crumbling material — can be crushed by hand and requires a Class A licence, negative-pressure enclosures and far more supervision. We don't handle friable material; if we find it, we tell you straight away and you'll need a Class A contractor.
2. How much material there is
Asbestos is priced on volume and labour, not on a flat call-out. A single fibro garage is a very different job to a full house re-clad or a roof replacement. Removalists count square metres of sheeting, then add the labour to take it down intact — sheets that come off whole are faster, safer and cheaper than sheets that shatter.
3. Access and site conditions
- Single-storey with clear side access is the cheapest scenario
- Roof sheeting needs edge protection, harnesses or scaffold
- Second-storey eaves and gables add height access costs
- Narrow terrace or beachside streets limit truck size and add cartage trips
- Occupied homes and strata buildings need containment, staging and set work hours
4. Disposal is not optional
Asbestos can't go in a normal skip. It must be double-wrapped in heavy plastic, sealed, labelled and taken to a facility licensed to accept it — for most of our Sydney work that's Kemps Creek. Disposal fees are charged by weight, and the cartage is a real cost that any honest quote will show you.
If a quote is dramatically cheaper than everyone else's, ask exactly where the waste is going and ask for the disposal receipt. Illegal dumping becomes the property owner's problem.
5. Clearance and paperwork
- Air monitoring where required by the scope
- Clearance certificate before the area is reoccupied
- Waste disposal receipts from the licensed facility
- Written scope and licence details on the quote itself
How to compare quotes fairly
Get everything in writing and make sure each quote covers the same scope: removal, containment, cartage, disposal, clean-up and clearance documentation. A fixed price with the disposal included is almost always better value than an hourly rate with 'tip fees at cost'.
